Wayne and the Towns Around It
Wayne HVAC Service repairs boilers, furnaces, heat pumps, air conditioners and mini splits across Wayne and the towns around it. Wayne shares borders with eleven towns, including Totowa, North Haledon, Pompton Lakes and Pequannock Township (Wayne, New Jersey overview). The table links to a page for each town, covering how old its houses are, what fuel heats them and which repairs come up there.
| Town | Housing and heat |
|---|---|
| Totowa | Older houses than Wayne: median build year 1958 |
| Woodland Park | Apartments, condos and houses below Garret Mountain |
| North Haledon | Single-family homes along High Mountain Road |
| Pompton Lakes | Three rivers, old lake houses and flooded basements |
| Pompton Plains | About a quarter of homes heat with electricity |
Wayne Sections and Lake Communities
We cover all of Wayne: Packanack Lake, Pines Lake, Preakness, Mountain View, Point View, Pompton Falls, Lower Preakness and Two Bridges, and the neighborhoods along Route 23, U.S. Route 46 and Valley Road. The lake communities started as summer bungalows, the bungalows were turned into year-round homes during World War II, and farmland became housing developments after the war (history of Wayne). Pines Lake still has 1930s log cabins built of American chestnut that people live in year-round (Pines Lake community history).
A converted summer house can end up with heat added in pieces: a small boiler, baseboard run to an addition and a mini split in a room that was once a porch. A house from the postwar developments may be on its second or third boiler or furnace, still connected to the original piping or ductwork.
Heating and Cooling Repair in the Towns Around Wayne
All of these towns share the same climate. NOAA's 1991 to 2020 normals for Little Falls show about 5,286 heating degree days and 975 cooling degree days a year, about 117 nights at or below freezing and about 22 days at 90 degrees or above (NOAA climate normals). Gas heats most homes in every town on the list, from about 69 percent in Pompton Plains to about 95 percent in North Haledon. The median Wayne home was built in 1967 (Wayne housing data).
Services in every town: boiler repair, emergency boiler repair, furnace repair, AC repair, heat pump repair and ductless mini split repair.
Housing age changes the work from town to town. Totowa, with a median build year of 1958 and about 19 percent of homes built before 1940, has the oldest housing on this list. Pompton Plains, with a median of 1975, has the most electric heat of these towns. North Haledon is nearly all gas, and Woodland Park has the most condos and closet systems. Pompton Lakes sits where three rivers meet and floods often, which puts basement burners, gas valves and circulator pumps near the floor at risk.
